Q. What type of property is eligible to be marketed through Waterside Properties Direct?

A. Your property must be ‘waterside’ – that is adjacent to, or overlooking the sea, a beach, marina, river, lake, canal or reservoir.

 

Q. My property is overseas - can I market it with Waterside Properties Direct?

A. Absolutely! As long as you’d call it ‘waterside’ we’d love to have it on board, wherever it is.

 

Q. I have my property with an estate agent currently - can I advertise it on Waterside Properties Direct as well?

A. As Waterside Properties Direct is not an estate agency service as such, but a property listing service, the answer will normally be yes. However, it does depend on the type of contract you have with your agent, and we strongly recommend that you check your contract first.

The most common types of contract are:

  • Sole agency – in most cases if you find your buyer through us, you would NOT be liable to pay your estate agency a commission.
  • Multiple agency – in most cases if you find a buyer through us, you would NOT be liable to pay an estate agency a commission.
  • Sole selling rights – in most cases if you find your buyer through us, you WOULD be liable to pay your estate agency a commission.

Please remember, the above is given only as a general guideline and it is important to carefully check the terms and conditions of any estate agency agreement you currently have in place BEFORE you list your home with Waterside Properties Direct.

 

Q. Where will my property be advertised?

A. Your property will be advertised on our website www.watersideproperties.com

        • Also! One thing we’ve learnt since Waterside Properties started way back in 1987 is just how attractive waterside homes are to boaters. That’s why we have prominent stands at the two biggest boat shows in the UK – London and Southampton - and as a Waterside Properties Direct client, you will have the option to have an A3 colour poster of your property on display on the Waterside Properties stands at these high-profile events (please note there is a charge for this additional service).

 

Q. What happens if a buyer wants more information about my property, or wants to view it?

A. They will be able to contact you direct by email or phone, to ask you any questions, and to arrange a convenient time for them to come and view.

Prospective buyers may well want to view your property a number of times. If they are then seriously interested and wish to make an offer, they’ll do so directly with you.

 

Q. Will my property require an Energy Performance Certificate?

A. As 6th April 2012, it is a legal requirement for sellers of all residential properties in England and Wales placing their homes on the market after that date to make a current and valid Energy Performance Certificate  (EPC) available to prospective purchasers.

It is illegal to market your home without an EPC, if one is required under the current legislation.
