What we say at Zoe Napier Group Anyone looking for a coastal home will be hard pressed to better this property and at what we consider to be good value. In fact, we could not fault the property from its high maintenance specifications, bright spacious rooms for entertaining, mesmerising views and the overall sea breeze and lifestyle that the waterside brings - everything from long dog walks to licensed moorings outside the door.
What the Owners Say We have lived in St Lawrence for 25 years now. The village is renowned for its friendliness, centred around all the water based activities one could imagine. Living here has been a dream and a privilege as homes in this position rarely come to the open market. We have our own natural air conditioning in summer from the sea air and enjoy cosy winters with the wood burning stove. Seasons change but the views never tire.
History & Background A spectacular, architecturally inspired upside-down house with a second/top floor master suite with balcony enjoying a natural summer sea breeze.
A property of this nature rarely becomes available in this peaceful setting, situated on a private gravelled road. With coastal walks for literally miles and immediate access to the beach beyond the garden. Perfect for all day water based activities.
The house was extensively remodelled in 2008, having added a third floor. There are three good sized ground floor bedrooms, a stylish bathroom, utility room and a garden lounge leading onto the private south facing rear garden. Internal access leads to the double garage with automatic roller door and outside is an electric car charger point with parking.
The first-floor accommodation is sublime with bright triple aspect rooms; the kitchen/breakfast room and superb lounge interlink to the spacious balcony from which you can enjoy the wonderful views, BBQ & Dine. A further flight of stairs leads to the Master Suite rooms with options for a fifth bedroom and/or a top floor office with views down the river.
The house has many great improvements. These include aluminium double glazing, auto blinds to the full picture window, a zoned digital heating app, two Aqualisa digital showers, a water softener and filtered water tap, an electric car charger and a new oil fired boiler installed in 2019 - not to mention the solar thermal hot water system and the solar PV system which returns an income of approximately £2000 pa for our client. There are 16 years remaining on the FIT scheme and the financial income will transfer to the new owner.
