A proposed hydro-electric scheme together with a weir, pump and underground pipework is to be sited within the boundaries of Hafod Wydr in the near future - a common occurrence in these environmentally sensitive times. As such, the proposer would be lease bound to Hafod Wydr, for a period of 40-45 years grossing an annual income of approximately 8% - that's £3,251 in the first year and forecast to rise to £4,114 in year 20 - a steady annual income!

Tourism now plays such a major role in North Wales (especially Snowdonia) the possibilities are quite exciting and with the river on your doorstep (some guests enjoy the fishing here) and Beddgelert forest offering trails and mountain bike routes, there is much to recommend. Did we mention that the Welsh Highland Railway snakes its way nearby, heading down the valley on its way to Beddgelert and ultimately onwards to the historic coastal port of Porthmadog? The main residence is an attractive stone built double fronted former farmhouse which enjoys a pleasing southerly aspect overlooking the surrounding Beddgelert forest and the eye-catching outline of Moel Hebog located in the distance. The residence is positioned along the old pre-turnpike road and the Colwyn River in a peaceful setting yet conveniently only 1½ miles from Beddgelert where you will find coffee shops and local amenities. The land stretches both to the north and south, roughly following the contours of the river and consist of a mix of pasture, shrub land and woodland.

LOCATION Hafod Wydr is positioned on the edge of Beddgelert forest with the village of Beddgelert ideally placed only 1½ miles to the south (with amenities including pubs, restaurants, craft shops, convenience store, ice cream parlour and primary school). The larger settlements of Betws-y-Coed, Porthmadog and Caernarfon are all within about half an hour's drive. Beddgelert is always bustling with visitors (especially in summer), many of whom take a break from travelling on the Welsh Highland Railway between Caernarfon and Porthmadog.

North Wales offers countless tourist attractions and facilities: two hugely entertaining zip wire rides, an underground trampoline park, a surf park, numerous events (cycling, running etc.), mountain bike courses, excellent climbing facilities not to mention the castles and historic monuments. Snowdon itself attracts some 500,000 walkers a year and film crews often frequent the area to take advantage of the exceptional landscape.

Of course, you're never far from the coastline in these parts and what a diverse coastline it is. Cliffs give way to estuaries to miles of sandy beaches, enabling the full enjoyment of coastal walks, watersports and much more besides. From here you have a choice of shopping destinations with secondary schools, supermarkets and leisure facilities being located in Porthmadog or Caernarfon with excellent transport connections beyond Caernarfon by way of the A55 expressway. This allows easy access to the university city of Bangor, the sea port of Holyhead (daily sailings to Ireland) and the northern coastal towns, resorts and associated attractions.
