Situated in the heart of historic Beaumaris town and convenient for amenities and the beautiful maritime waters of the Menai Strait, 1 Castle Mews offers an exciting life-style opportunity for individuals, couples or young families. This highly individual 3-Storey Residence, which formed part of Beaumaris' cinema in times past and part of the Bull Hotel before then, has a capacious attached Garage which would make an excellent workshop. It's a mystery why such an integral part of the old Bull (the horse carriage's exit) should, in the last 4 centuries, have become a part of this house - but it has. This property's unique place in the history of the town is cemented by the presence of a massive old door-hinge still sited in the garage walls. It's rare in Beaumaris to find any property with a garage, rarer still to have such a large and historic one so close to the town centre. The garage is ripe for conversion into further living accommodation, (subject to planning consents and approvals) with many possible permutations for the adventurous including conversion into holiday accommodation. There is also a private, walled, southwest-facing courtyard-garden located to the rear.

The house underwent a five-month restoration in 2013 with new wiring, central-heating, solid maple and beech floors and dry-lined external walls.

Inside the deceptively spacious accommodation, the lounge features a flue-less and recessed gas fire with solid granite surround. The kitchen has polished granite work surfaces and a range of quality built-in appliances. A set of patio doors from the kitchen allows for the full enjoyment of the walled garden. A further set of sliding patio doors off the second bedroom mean that there's the possibility of a balcony, and this already has the required building and planning consents. With gas central-heating and full double-glazing (a mix of uPVC and timber), the accommodation comprises on the ground floor of an Entrance Hall, Lounge and Dining-Kitchen room. The first floor has two Bedrooms (double and single - the single being used as an office) and a Bathroom. A second floor has a second double Bedroom, with built-in storage cupboards, Dressing Room and a Shower Room.

LOCATION The house is situated on the land of the old Regal Cinema. The cinema was built in the late 1930s and thrived as the town's main entertainment for decades.

Beaumaris, which means 'beautiful marsh' sits right on the banks of the Menai Strait with its striking Georgian frontage, promenade and pier from where there are superb views across the water towards the dramatic mountains of Snowdonia. This historic town is situated towards the south easterly corner of the island and is home to the last Edwardian castle to be built in Wales. The town is steeped in history and home to an interesting mixture of Medieval, Georgian, Victorian and Edwardian architecture. Beaumaris was established by Edward I as the site for the last of his 'iron ring' castles dating back to 1295. Other historic buildings include the court house, the Victorian gaol and the Church of St Mary and St Nicholas. There is much to enjoy in and around the 'happening' town with quaint streets to explore and a wide variety of independent shops, taverns and restaurants. Beaumaris retains a sense of history, values its cultural importance (in terms of an arts festival and the award-winning Beaumaris Brass Band) and at the same time, embraces change.

New sea walls are testament to the council's will to keep Beaumaris a vibrant and viable place to live. The journey to the university and hospital take typically less than twenty minutes. This is bona-fide commuter-belt territory for professionals moving into the area.
