With stunning coastal views right on your doorstep, this impressive art deco home is set in an idyllic location and features a delightful garden that, just like the views, will take your breath away.

Located in an elevated position facing West affording magnificent views across Cardigan Bay encompassing the entire length of the Llyn Peninsular to the estuary at Borth y Gest and the mountains of Eryi beyond. Directly overlooking the sweeping sands of Harlech Beach and the famous Royal St Davids Golf Links Llain y Grug was designed/built circa 1934 by the Porthmadog architect Griffith Morris in the Arts and Crafts style. It is a double fronted detached property built from local stone and slate which exudes character inside and out with its original style timber windows, exposed stone fireplaces, oak flooring and pitch pine joinery. The property is approached from the top of the driveway by a flight of steps that lead to a to a wide verandah where the heavy, panelled, pine front door is found.
Through the front door is a welcoming Entrance Hall which features a polished wood floor which continues through to a light and spacious Dining Room. This lovely room has a large bay window with a deep, wooden, sill that perfectly frames the stunning coastal view, it also incorporates a French Window which opens out onto the verandah. The room features a multi fuel stove which also provides hot water when in use. To the rear of the dining room is a delightful Breakfast room.

On the opposite side of the hallway is a generous size Lounge which is also very bright with its large wrap around window, with deep wooden sill from where you can soak up those coastal views. It has an imposing open stone fire place with fan effect slate inset, complete with a cast iron wood burner that seats neatly upon a dressed stone hearth.
At the rear of the house is a light and bright Kitchen, fitted with a range of blue painted base units, topped with granite work surfaces. The Kitchen also features an Inglenook for a range oven, a large larder cupboard and a Walk In Pantry with quarry tiled floor, retaining original meat safe with slate shelving.
Upstairs is a light and spacious landing with a unique stained glass, large, window that reflects beautiful, golden, colours. Off the landing are three generous size Double Bedrooms, all with amazing sea views. The two larger bedrooms also feature original stone fire places. All are served by a stylish, fully tiled Bathroom which is fitted with a white bath suite and separate shower unit.
