Bordering and Area of Outstanding Natural Beauty, this highly individual and eye-catching residence stands on the periphery of the rural village of Mynytho, being just under 3 miles from the centre of Abersoch with its array of shops and restaurant not to mention miles of sandy beaches and everything else associated with coastal living. Ardrem offers generous accommodation across two floors, the atrium providing a fitting welcome to this stunning home, adding a certain uniqueness and identity. There are six bedrooms in total, four of which enjoy en-suite facilities fitted with clean modern suites whilst two reception rooms provide all the comfort you'd expect, the principal living room providing a tangible sense of light and space with its vaulted ceiling and glazed frontage to ensure the full enjoyment of the views.

The vaulted theme continues through into the main kitchen (of which there are two), being fully equipped with quality appliances and two tri-folding doors which can be peeled back, enabling you to fully embrace the fabulous position and stunning scenery located right on your doorstep. Ardrem is complemented by a fine outdoor heated swimming pool, sun terraces, lawned gardens and plentiful off road parking. Located adjacent to the driveway is a two bedroomed fully serviced timber built chalet. The current owners have a beach hut located on Abersoch's main beach which can be purchased by separate negotiation whilst a sizeable paddock adjoins the property to the rear which, again can be purchased by negotiation. Ardrem has been utilised as holiday accommodation in recent years and there's no arguing that it would serve well in this capacity still, yet it also offers the opportunity to be a fine family home with options to use a section of the home as a holiday let to generate additional income.

Situation
The rural village of Mynytho sits in an elevated position above Tremadog Bay, enjoying un-surpassing sea views over Abersoch and the surrounding coastline with the Cambrian hillsides visible on the far side of the bay. The village has a shop and Post Office along with a primary school and community hall. Abersoch is a popular village seaside resort with two fine sandy beaches, internationally recognised sailing waters, a pleasant climate, beautiful scenery and facilities for sailing, chandlery and surfing, a links golf course, and a summer calendar full of sailing events and outdoor concerts. There are a good range of amenities within Abersoch including a Post Office, primary school, dentist, doctor's surgery, convenience stores, two cash machine points and numerous restaurants, pubs and eateries. Just 6 miles further along the coast is the town of Pwllheli which has a fine selection of shops, supermarkets, schools, leisure facilities and a renowned marina. The Llyn Peninsula has a rich and varied history along with some of the best scenery you could ever wish for.
